In the early days, conveyancers were responsible for searching title records to determine the ownership of the land and encumbrances on the title. However, their efforts were very limited and this led to a historic decision in 1868 that led to the creation of title insurance. These legal protections started by a small group of Pennsylvania conveyancers would soon be standard practice in states throughout the country.
